How Important Is Valuing My Home Correctly?
Your home valuation should be the first and most important step when you are thinking of selling your home. Properly pricing your home from the start can allow your home to sell fast and net you the most amount possible. On the flip side, pricing your home too high can cause it to stay on the market for longer which then will drive the value down. This is why you must carefully choose the agent you choose to price your home. Choosing one that claims they can get a ridiculous price for your home, or from someone who states they will sell your home for 1%, can end up costing you a lot more and wasting a lot of your time.
How I Will Value Your Home
I use a 50 point analysis to get every dollar out of your home. And I will only use homes that will be used by appraisers. This will ensure we price it right the first time and we avoid issues with appraisals falling short during the transaction. My analysis will also take into account all the new finishes, upgrades, and care you’ve taken into your home. When finished, I will email you my CMA Presentation and follow up to explain your CMA results and answer any questions you may have.
